Facilities Management

As facilities manager we provide a full end-to-end service to manage and maintain your property and operational assets.  We ensure your maintenance and compliance obligations are met to provide for business continuity (for you or your tenant), protect you and site users from health and safety risk, and ensure that there are no unexpected or unnecessary expenses.


Our role includes audits and planning, setting preventative maintenance schedules, overseeing and controlling works, providing trades and specialist services, contractor accreditation, ensuring safe work practices on site, and providing other related services such as repairs and maintenance, fit-out and refurbishment and building and construction works as required.


Importantly, our expertise and experience means that we will typically fund the cost of our engagement as Facilities Managers through the efficiencies and cost savings we deliver, providing clients with a measurable return on investment.  In addition, we effectively manage and mitigate risks for our clients, contribute to improvements in staff productivity and morale, protect the value of property and operational assets and enable you to focus your team on their primary roles within the business. Audit & Planning

We begin each engagement with a comprehensive site assessment to understand the specific requirements for each site and identify any areas of specific risk or deferred maintenance that require immediate attention. 


We are completely transparent in our reporting and share our audit findings with you in our audit report debrief and discussion.  The audit report then forms the basis of the facilities management plan for the property or asset.  This includes scheduled maintenance, compliance items such as fire safety systems and slip testing as well as planning for future capital works.

Scheduled Maintenance

An important aspect of facilities management is planning maintenance intervals, organizing scheduled maintenance and then checking that the work has been completed to the required standard.


A proactive approach protects the value of property and operational assets and extends the life of expensive systems such as HVAC, ensures that fire and other safety systems are in operational readiness and that all compliance obligations are met.


Understanding the specific requirements of each site we will organise maintenance to minimise disruption and where clients have multiple sites, our systems and processes are highly effective for managing the complex maintenance schedules.


In addition, our relationship with specialist service providers across multiple sites means that we are able to use our buying power to negotiate preferential rates and pass on bankable savings to our clients.

Emergency Response

We understand that from time-to-time clients need emergency assistance to deal with unforeseen or accidental damage or to implement a contingency plan. 


To assist our clients, we provide a 24-hour emergency hotline and have developed a range of contingency and emergency response SOPs to deal with a variety of emergency situations.

ESM & Compliance

It is critical that Essential Safety Measures (ESM) and compliance obligations are addressed as part of the overall facilities management plan to protect staff, customers, the community and anyone that comes into contact with a site.


Guardian is experienced in all ESM and Compliance matters relating to property and operational assets including fire compliance, security and access systems, traffic management, slip tests and safety signage.


Cleaning

Cleaning is an important part of a facilities management plan and has become even more so with the advent of COVID-19 and the requirements of both sanitizing and touch point wiping. 


We are able to utilise our own cleaning teams, manage a clients existing contractor or run a tender process to select an appropriate cleaning company for a site.


Our cleaning teams are highly trained and work to a set of SOPs that we establish based on the specific requirements of the client and the layout and configuration of each site.  We provide oversight and quality control through surprise spot checks as well as scheduled quality audits conducted as part of our quality assurance and reporting program. 


In addition to standard cleaning services we are able to assist with waste management and periodic cleaning requirements such as window cleaning, floor stripping and sealing, and high pressure cleaning of car parks, buildings and pathways.

Landscaping

Guardian FM are able to engage our own landscaping teams on client sites or manage the landscaping requirements via an external contractor.


All landscaping maintenance works are performed to a planned maintenance schedule with specific refurbishment and replanting done on a project or a routine basis.


In addition to managing planted soft landscape areas, Guardian pay close attention to the condition of hard landscape features such as paths, benches, bollards, retaining walls, drainage and lighting. 


This is because we know that, if not maintained properly, these areas can become hazards that can cause injury, disrupt the operation of the site or cause damage to the fabric of the building.

HVAC

Modern commercial buildings rely on sophisticated and costly HVAC systems that require care and maintenance to ensure operational efficiency and protect the health, safety and wellbeing of the buildings occupants.


Guardian have experience dealing with all major brands of HVAC systems and have successfully developed management and maintenance programs that extend the life of the units (avoiding costly replacement or repair) as well as making sure that they are working properly 


Relatively simple steps – such as the timely replacement of weather guards – can significantly extend the life of HVAC units and understanding how the units operate mean that Guardian is able to direct maintenance teams and technicians to deal with common issues such as temperature fluctuations and hot and cold spots within buildings.

Electrical & Plumbing

Guardian has accredited electrical and plumbing sub-contractors available to service clients with routine maintenance, emergency repairs or refurbishments.


These contractors report directly to our site supervisors and site management team who will raise the work order, secure competitive quotes, direct and control the work and check it is performed to the required standard.

Where we have negotiated preferential rates we pass these savings onto our clients.

Specialist Services

Responding to the needs of clients, Guardian has developed a range of specialist services and has relationships with accredited and experienced specialist contractors.


This means that we have the capability and experience to deal with whatever problem a client needs assistance with – from dealing with bio-hazards, and meth lab cleaning through to slip testing, safety audits and waste management, you can rely on Guardian to supply exactly the service you need.

Repairs & Maintenance

As part of our Guardian Facilities Management Plan or as a stand-alone project we conduct repairs and maintenance for our clients to maintain the condition of assets, stop deterioration, and protect the safety and well-being of people.

Fit-out & Refurbishment

As experienced project managers with a network of qualified trades and contactors Guardian has assisted our clients in the refurbishment and fit out of retail, office and residential buildings.


Our skills and contacts mean that we are able to provide an end-to-end design and construct approach or complete a fit-out or refurbishment to a clients specifications.

Building & Construction

Guardian established a building and construction capability to assist our clients that are seeking to extend or renovate a site, complete minor building works to improve a site, or undertake a new build on a greenfield site.


Our support extends to feasibility studies, securing planning and permits, engaging architects and engineers and managing the building and construction process.


As with our other services, we apply our skills in planning, project management, contractor selection, contract negotiation, compliance, safety management and quality control to protect the interests of our client and ensure that the project achieves the desired outcome and the client is happy with the standard of the finished work.
